Part of a consortium development with multiple phases, we have most recently begun works on Phase 5 as detailed below, we have worked on Phases 1, 2, 3, Hadham Rd 1 and 2 and Phase 5.

Challenge

  • 139 units housing site constructed over a two-and-a-half-year period.
  • Challenging build due to the level variances across the site which meant significant retaining walls and a detailed cut and fill strategy was required to optimise the amount of re-use on the development.
  • 950m of infrastructure spine road and sewers connecting into existing on-site outfalls installed as part of the consortium package.
  • Due to the level variances across the site it was important to ensure the design of the foundations was coordinated with the existing and proposed levels; to help ensure the right amounts of tanking and underbuild were designed into the scheme.

Solution

  • We worked with Taylor Wimpey on multiple revisions to help value engineer the scheme and provide the best solution for the project.
  • Reviewed and ensured the build programme could achieve the desired durations considering the work involved in the retaining walls, foundations, and cut and fill strategy.
  • Carried out a detailed review of the designs for the foundations to ensure optimum top-of concrete levels were designed on the site, this helps accommodate future levels and the requirement for any tanking and underbuild.

Outcome

  • The designs for the foundations were updated to cover the points we raised
  • The site is being constructed in accordance with the new designs and programme of works
