Tamdown is proud to be delivering infrastructure and groundworks for repeat customer Bloor Homes on a major residential development in Basildon, Essex. The project includes seven areas of Section 278 works, enhancing local infrastructure and connectivity. In addition, Tamdown is undertaking extensive site-wide infrastructure works, including the construction of 10,000m² of adoptable carriageway. These works provide access to 269 new private and affordable homes, for which Tamdown is also completing associated substructure works and hard and soft landscaping.

Challenges

Critical early activities focused on establishing onsite infrastructure to enable access to the Bloor Homes compound, setting the foundation for successful delivery. This allowed superstructure works to commence with a clear site access and exit strategy in place. The Sustainable Urban Drainage System (SUDS) strategy was equally vital, with the surface water basin enabling cut-and-fill operations and earthworks plateaus across the site. Alongside the creation of the sales entrance and initial Section 278 works, these measures ensured a structured and progressive construction programme.

Outcomes

The partnership between Tamdown and Bloor Homes has been a resounding success, delivering quality on time and to programme. This achievement reflects the strength of pre-construction planning and effective management throughout the build, ensuring the project vision is fully realised.

Progress and Delivery

Since starting in November 2024, Tamdown has achieved key milestones:

  • Acted as Principal Contractor for 16 weeks to establish access, security, and client facilities.
  • Delivered two Section 278 bell-mouth entrances and temporary access routes for sales traffic segregation.
  • Completed 7,000m² of site-wide infrastructure with adoptable drainage and services.
  • Constructed 4,000m² surface water attenuation basin plus below-ground tank for SUDS compliance.
  • Installed 230m off-site surface water drainage, including 50m trenchless under Dunton Road.
  • Built electrical substation enabling HV supply from A127 for LV distribution.
  • Delivered piling for 13 plots and 15 garages due to tree/vegetation constraints.
  • Handed over 55 plot substructures, enabling Bloor Homes to commence superstructure works.

Our teams continue to deliver earthworks, highways, drainage systems, plot works, and landscaping. Through our agile workforce and strong collaboration, we are maintaining programme and delivering quality for Bloor and their customers.
